Housing Loan Guidelines – Telangana PRC House Building Advance to State Govt Employees: Every body will have a dream to have a beautiful house according to their taste and need. But now -a-days construction of house is very expensive where common man’s dream is remaining as a dream .some of the employs are planning after their retirement.
Keeping in view of this, TS govt is ready to give loans with less interest to the employees in order to achieve their dream of construction of house, repairing of houses and loans to buy plots .
According to the tenth pay revision commission(10th PRC), Telangana government, Finance department have given guide lines on housing loans through GO.37. As per GO.37 Telangana State Government has enhanced the existing ceiling of House Building Advance to the State Govt employees, for the purchase of ready built house/ flat, for purchase of site-cum-construction of new house/ flat and for the construction of new house/ flat on the site already owned by the employee.
Loans maximum limit have been increased than before. Rate of interest on the loans for fourth class employees is 5% and others is 5.5%.employees those whose basic is up to Rs.26,600.can get 72 times on their basic or Rs.10,00,000.(what ever is less ). Employs those whose basic is between Rs.26,000-42,490.will get up to Rs.12,30,000, those whose basic is between Rs.42,490-61,450, will get up to Rs 15,00,000.where others get 20,00,000. Employs in central services can get up to Rs.25,00,000. Loans for repairs is increased up to Rs.4,00,000.
To buy a Flat, an employee gets 10 times to his/her basic or maximum 2,00,000.(what ever less )will be given. Housing loan should be repaid within a Span of 25.years, repair loan within 7.5 years, loan for flats should be repaid within 6 years. If the sanctioned amount is misused double interest will be collected.
House Building Advance : 300 monthly instalments, i.e. 240 principal + 60 interest.
Repairs : 90 monthly instalments, i.e.75 principal + 15 interest.
House site : 72 monthly instalments, i.e. 60 principal + 12 interest.
